C96 – DD08 zone changes Planning Panel Submission

Today was the day several of us managed to present our views on the proposed changes to the Manningham DD08 high density Zones, and the current zone regulations as well.

This Government appointed Independent Planing Panel, ( IPP,) consisted of  a single member – Mr Lester Townsend –  hearing the views of residents, council and developers. the Council went yesterday, others today. Today I aim to highlight the following:
 •Need for clear definition of appropriate growth.
–Consider the impact of high density developments in side streets.
–Understand growth expectations for 2030.
•Recommend Controls that do not expect & allow future damage.
•Recommend Controls that can be enforced & address the need for removal of all ambiguity.
I support several others in their submissions to the C96 IPP, and will not duplicate their submissions. Specifically these submissions:
 •Warren Welsh: Definition & distinction between sites above and below 1800m2.
•Susan Howard: Side streets, and particularly courts and Cul-de-sac need special consideration.
•John Patazopoulus: Street Traffic and Parking
•Frank Falconer: Internal parking compliance.
•Edwin O’Flyn: Community support and use of discretionary powers.
Further more I present this information in layman terms, with the expectation that the IPP will use their experience to formulate this information into appropriate regulations.
I then used the neighborhood of  Curlew Court , Kalimna Cres, Ibis st, Zander Court, & Thiele St to 11a, to highlight development opportunity, outcome, and the resulting overkill.
And then the numbers to show the extent of development needed, and how there was no need to increase heights on main roads, or in side streets.

    The presentations at the panel hearing were far more intelligent from Raidid and others that oppose High Desity.
    The central planners believe that they know what unknown people want.
    They also believe that they know where the community aught to develop.
    Thirdly that they are the only ones capable of creating what we want.
