The proponent is providing only 568 parking spaces and therefore seeks a reduction of 315 car spaces against the requirements of the Doncaster Hill Parking Precinct Plan.<\/span><\/p>\n<p><a href=\"https:\/\/coherence.com.au\/curlew\/wp-content\/uploads\/2012\/10\/Traffic-Report-602-Doncaster-Road.pdf\">Traffic Report 602 Doncaster Road<\/a><\/p>\n<p>The proposed allocation of parking spaces will result in 110 one-bedroom apartments not having access to an on-site parking space.<\/p>\n<p>Apart from the Schramms Reserve sporting oval and the small area adjacent to the Doncaster Bowling Club, there is no significant supply of public off-street parking areas anywhere on Doncaster Hill.<\/p>\n<p>The \u201cguidelines\u201d to be taken into account that might justify a dispensation of parking do not exist.<\/p>\n<ul>\n<li>The availability of car parking in the locality.<\/li>\n<li>The availability of public transport in the locality.<\/li>\n<li>Any car parking deficiency or surplus associated with the existing use of the land.<\/li>\n<li>Any credit, which should be allowed for a car parking demand deemed to have been provided in association with a use which existed before the change of parking requirement.<\/li>\n<li>Local traffic management.<\/li>\n<\/ul>\n<p>Manningham Council were warned by their own consultants as early as 2002 they would need to create six parking stations to service the huge Doncaster Hill Strategy predicting 5 million visitors per year.
